The Property
High Mote is a unique property, a traditional farmhouse set in 3.37 acres of private grounds with outstanding open views over the Northumbrian National Park. Located on the edge of the historic village of Elsdon, it offers all the benefits of country living while being only 23.8 miles from Newcastle Airport.

The house itself is a well proportioned, characterful family home with excellent potential, offering the purchaser the opportunity to update to their own taste and create an outstanding contemporary country house. In addition, through its land and outbuildings, the property lends itself to keeping livestock and horses, as well as to a variety of lifestyle options such as working from home, business ventures, or for those interested in self sufficiency.

Set within its own grounds, High Mote is only a five minute walk down a private drive to the village of Elsdon, with its traditional village green, historic church and pub. To the west of the property lies the site of an 11th century motte and bailey castle, known as The Mote Hills. To the south there are easy to maintain gardens, and from all sides there are uninterrupted views over the surrounding rural landscape.

Inside the house the main living areas are generously sized and include character features such as traditional stone fireplaces and exposed beams.

The front door leads into a porch area which opens into an entrance hallway. To the left is the farmhouse kitchen, which is light and airy and features an Aga, walk in larder and space for a large kitchen table beside the window overlooking the garden.

To the right of the hallway is a reception room with original polished wood beams and a wood burning stove, currently used by the owners as a dining room. Leading off this first reception room, down a few steps, is the large sitting room which was originally a barn adjoining the house. The original beams and log burning stove give it a cosy atmosphere and it leads into the conservatory, which requires renovation but provides excellent views over the garden.

Completing the ground floor is an entrance hall leading from the back door, along with a downstairs WC and utility room.

An attractive wide stairway leads to the upper floor where there are four bedrooms. The smallest is currently used as a home office and next door there is a double bedroom with built in cupboards and a large south facing sash window overlooking the garden and fields beyond.

Along the corridor is a further generously sized bedroom with fitted wardrobes and two south facing sash windows giving plenty of natural light. The spacious principal bedroom, which was originally part of the attached barn, has a vaulted ceiling and exposed beams. It has ample fitted cupboards and an en suite bathroom.

Externally
The property offers approximately 3.37 acres in the form of two fields. There are easy to maintain south facing gardens, mainly laid to lawn. Overlooking the garden is a good sized games room or office which backs onto a range of outbuildings with potential for use as stables.

There is a private drive and a gravelled area bordered by a dry stone wall, providing parking for multiple vehicles. The property also has rights to a spring on adjoining land which serves an outside tap.

High Mote enjoys fine views from all aspects. The area is rich in history and the property sits within the Northumbrian National Park and the International Dark Sky Park, offering an outstanding natural environment and rural landscape.
