Description

What the owner told us…

Rutland Lodge has been a labour of love. When we found it, it was hidden behind an old wall, covered in ivy, and needed everything… but it completely drew us in. Over the last 20 years it’s become the most wonderful family home. It’s hosted Christmases, parties, growing children, even a successful Airbnb business. It’s full of life, light and character… and we’ve loved every minute of it.

Our Thoughts…

Some homes are easy to describe.

This one is something you feel.

Tucked behind an old wall and approached through ornate gates, Rutland Lodge has a quiet confidence about it. It does not need to shout. The moment you arrive, you already know this is somewhere special.

And then you step inside and it happens. That instant moment where you just stop and think wow.

Not because it feels over the top. Not because it is trying too hard.
But because everything about it just feels right.

Believed to date back in parts to the early 1800s, the home has evolved beautifully over time, blending Georgian, Victorian and Edwardian character with carefully considered modern living. High ceilings, marble fireplaces, original tiled flooring and features that have been restored rather than replaced give the house real depth and authenticity.

And then there is the light.

Those large windows in the living room, snug and key bedrooms draw it in effortlessly, shifting the feel of the home throughout the day. It is warm, inviting and full of life.

At the centre of it all is the kitchen, dining and living space.

This is where everything comes together. The glass atrium above softens the light and opens the space, creating somewhere that feels calm, connected and naturally social. It is where mornings begin slowly, where evenings stretch out, and where people gather without even thinking about it.

“It’s where we’ve spent most of our time… it just works for everything.”

From here, the house flows out into the garden, which has been thoughtfully arranged into three distinct zones. It gives you options depending on how you want to use it. Space to entertain, space to relax, space to step away for a quiet moment.

And this is where things get even more interesting.

Because this home does not just offer what you see. It offers what it could become.

The utility and laundry area, complete with its original fireplace, connects to additional rooms that open up real potential. One of these rooms already has an extractor fan in place from a previous plan to create a ground floor shower room, alongside a boot room and cloakroom.

But you are not limited to that idea.

This space could become a beautiful breakfast room filled with natural light. Another reception room. Or something that opens directly onto the garden with glass doors, creating that seamless indoor outdoor feel that so many people are looking for.

Outside, there is also a brick built outbuilding which has not been measured and is not included on the floorplan. This offers further opportunity to be reimagined and potentially linked back to the main house, subject to the relevant permissions. With the property not being listed, there is a level of flexibility here that is rarely found in homes with this much character.

And something that is becoming increasingly hard to find in a central location like this… the property also benefits from private driveway / off street parking, adding a level of convenience that many town centre homes simply cannot offer.

Upstairs, the sense of space continues.

Five bedrooms give you flexibility for family life, guests or working from home. The principal bedroom sits next door to bedroom four, which creates a natural opportunity to design a truly impressive principal suite with an ensuite and dressing space.

Something that would elevate the home even further.

But here is the important part.

You do not need to change a thing.

Because as it stands, this house is already beautiful. Already grand. Already a home that people walk into and instantly connect with.

“It’s always been a happy home. It’s full of light, full of life… and it just adapts with you.”

This has been proven over time.

For the past 20 years, this home has supported family life, celebrations, working from home and even a successful Airbnb business. It is a home that has given so much, and it is easy to understand why leaving it is such an emotional decision.

And then there is the location.

Right in the heart of Oakham, with the train station just a short walk away, it is perfectly placed for commuting, days out and everything in between. Shops, restaurants and schools are all close by, and Rutland Water is just minutes away for walking, cycling and time outdoors.

So here is the honest truth.

Homes like this are the ones people assume are out of reach. The kind you admire and never expect to actually come to market.

But this one has.

And it needs to be experienced properly.

Because this is not a property you fully understand from photos or words alone.

It is the feeling you get when you walk in, pause, and say wow.

If you are looking for something with real substance, real character and real potential, this is not one to overlook.

It is one you need to see in person.

Location…

Rutland Lodge sits in one of Oakham’s most established and well-connected positions, right on Northgate, where everything you need is quite literally on your doorstep.

This is the kind of location that makes everyday life feel easy.

The train station is just a short walk away, making it ideal for commuters or anyone who enjoys the freedom of being able to head to London, Leicester, Stamford or further afield without the stress of long drives or complicated journeys. It also opens up those spontaneous days out, where you can decide in the morning and be somewhere completely different by lunchtime.

Oakham itself has a charm that is hard to replicate.

It is a proper market town with a strong sense of identity, where independent shops sit alongside well-known names, and where cafés, restaurants and pubs feel part of the community rather than just passing trade. Everything feels close, accessible and easy to enjoy.

“You can get everything you need without having to travel far, and that makes such a difference day to day.”

For families, the location works just as well.

Well-regarded schools are within easy reach, including Oakham School, Uppingham School and Stamford School, along with Brooke Priory and a range of highly regarded primary schools, secondary schools and sixth form colleges nearby. The area offers that rare balance of strong education options and a safe, supportive environment where children can grow up with a real sense of independence.
