Description
This two bedroom, contemporary, end-of-terrace home oozes both personality and character whilst being enviably positioned just moments from the hustle and bustle of Sydenham. Designed to seamlessly blend in to the road’s architecture, this modern home combines generous proportions with tasteful interiors. Offered to the market chain-free.
Upon initial glance, you immediately notice the home’s gorgeous kerb appeal. It’s dark framed windows and door perfectly compliment it’s well-kept brickwork. To the side, you’ve got private side access. Heading on inside the home, you’re presented with a huge hall space, perfect for storing coats and shoes whilst it’s width gives you a real sense of space. Immediately to your left, you have the study. Currently set up as the perfect work from home office area, this could also be doubled up as a guest bedroom or snug. Offering it’s new owner great versatility. Just before heading to the focal point of the home, you’ve also got a downstairs w/c, incredibly useful.
The centrepiece of the home is the outstanding open-plan kitchen and living area with bi-folds to the rear, keeping the garden always in view. Whilst being all open-plan, the owner has cleverly used zoning so there are distinct living, kitchen and dining areas. The kitchen is finished in cozy, neutral tones with a solid oak work top, copious amounts of storage and counter space as well as integrated appliances. Your dining area is just behind the kitchen, comfortably fitting a 6-seater dining table and makes for a perfect space to host intimate dinner parties. Your living area seamlessly integrates into the rest of the room to create a space which is both fluid and versatile for entertaining or relaxing. The downstairs is complete with underfloor heating and air conditioning. This home truly offers its new owner a contemporary living experience in the heart of Sydenham.
Stretching across the back wall you’ve got bi-fold doors which means the room is bathed in an abundance of natural light. On a warm evening, or in the summer months you can fully open the doors and let the outside in. Perfect for al-fresco dining, hosting family and friends for a bbq or perhaps reading a book and enjoying both the weather and tranquility of your surroundings. The garden is large, wide and feels private. Sitting below the decking at the rear of the garden, the owner has installed concrete foundations (in an L-shape) to accommodate for anyone who may be interested in installing a home office or garden entertaining-room.
Upstairs is where both bedrooms and the family bathroom reside. Both bedrooms are well-proportioned and are comfortable double bedrooms. The family bathroom is nestled in-between the two bedrooms. The family three-piece bathroom has been stylishly finished with light grey tiles, a heated towel rail and LED lighting mirror. Reminiscent of a luxury hotel bathroom suite!
Peak Hill Gardens is a peaceful, tree-lined cul-de-sac that offers both tranquility and convenience in SE26. The home is positioned just a 15 second walk from Sydenham Station and a leisurely meander away from all the amenities that Kirkdale has to offer. From boutique coffee shops, atmospherical pubs and restaurants, great schooling options all the way through to open-green spaces, Sydenham caters for all.
Transport links are superb. Walk just 15 seconds and you're at Sydenham Station! which provides both fast and frequent National Rail Services towards London Bridge & London Overground Services on the Windrush Line heading towards Highbury & Islington whilst stopping at Canada Water which offers an interchange with the Jubilee Line. Heading Southbound, this line also takes you to West Croydon. There are also a plethora of bus routes that can take you all across London with destinations ranging from Tottenham Court Road, Bromley North & West Croydon!
Whether you're someone who enjoys a coffee & pastry in the morning, a pub that has a lively ambience or a delightful meal at a local restaurant, Sydenham has got you covered. Two of our favourite pubs that always boast a great atmosphere as well as great picky bits to eat are The Greyhound on Kirkdale & The Wood House on Sydenham Hill. For an authentic Italian-experience in a cosy setting, you'll want to try Trattoria Raffaele. If Asian cuisine is more your things, Pho & Co on Sydenham Road boasts generous portion and an authentic slice of Vietnamese culture. A coffee in the morning is my go-to. Every time I'm in Sydenham there’s two coffee shops that I’m always heading to! Four Boroughs has seriously good coffee and has an ever-rotating house blend. If it’s not Four Boroughs, then I head down to Cobb's Corner Cafe which has both great coffee and a menu with a variety of choice.
Considering starting a family in the not-so-distant future? Or perhaps already have children and schooling options are a top priority for you, Sydenham has brilliant state and private schooling options locally.
