Description
Guide Price: £475,000 to £525,000
Nestled in the heart of Walthamstow Village, this unique and characterful garret apartment occupies the first and second floors of a stunning Grade II listed 19th century Manor House, believed to be one of the oldest buildings in the area.
Accessed via the building’s beautiful original stained glass entrance, the apartment is reached by a main entrance hall and staircase leading to the first floor. Upon entering, you are welcomed by a bright and versatile office or study space featuring a large wooden shuttered window that opens onto a balcony. The balcony enjoys wonderful morning light, making it the perfect spot for breakfast or coffee during the warmer months.
The original wooden panelling lining the staircase adds further charm as you ascend to the top floor, where the property opens into a striking large open plan living and entertaining space. Filled with natural light and offering airy views across the surrounding area, this generous room provides a wonderful setting for both relaxing and hosting.
The beautifully crafted handmade DeVol kitchen is fitted with real Italian stone worktops, blending traditional craftsmanship with modern functionality and style.
The apartment also offers a spacious double bedroom, complete with ample storage and lovely morning light.
A particularly rare feature is the substantial private loft space, owned by the flat, which offers exciting potential for a mezzanine level or further loft extension, subject to the usual planning permissions.
Combining historic character, generous proportions and future potential, this truly special home sits in one of East London’s most desirable village settings.
The flat also includes a 25% share of the large coach house/outbuilding at the front of the property, offering excellent space for storage or hobbies. The current owner uses this area as a workshop for building furniture in his spare time.
In addition to all the above, the property benefits from a designated off-street parking space - a rare and valuable feature in this part of Walthamstow.
From the Owners
We often say that we peaked with our first flat. Living here has been incredibly special and we feel lucky every day to call it home. Each morning we take our dog for a walk through the village and are constantly reminded how wonderful it is to have everything right on our doorstep, whether it is popping out for a pint of milk or meeting friends at one of the many cafés, restaurants, breweries or pubs nearby.
One of the things we have loved most about the flat is the layout for hosting. The large open plan living space means we can comfortably have big groups of friends and family over, something that is often difficult in flats where the kitchen, dining and living spaces are separate. We will particularly miss hosting our annual Christmas brunch, which has become something of a tradition here.
The balcony gets beautiful morning light, and during the warmer months one of our favourite rituals is taking our coffee and breakfast outside to start the day.
We also feel incredibly lucky to have access to such a large, secluded garden, which is rare in this area and perfect for summer evenings with friends.
The building itself has a lovely community feel. We genuinely get on so well with the other owners and consider many of them friends. In fact, when we went travelling for three months last year we rented the flat to a couple we met locally. They loved living here so much that they ended up buying one of the flats in the building shortly afterwards.
When we first moved in we thought the coach house and off street parking were simply a nice bonus. Over time they have become something we now realise we could not live without, and we know we will find it hard to replace.
