Description
What the Owners Told Us
“When we renovated the house, we wanted it to feel bright, open and somewhere people naturally wanted to spend time. We’ve always loved how peaceful it feels here and how every main room seems to look out towards greenery and countryside. In the summer especially, with the doors open onto the garden, it’s fantastic for entertaining.”
Our Thoughts
Hillfoot is one of those houses that’s very difficult to properly appreciate from photographs alone because it feels completely different in person.
From the outside, the clean architectural lines and contemporary finish immediately stand out, but the moment you step inside, the atmosphere changes. The house feels calm, bright and incredibly welcoming.
The first thing that struck us was the light. Every room feels airy and open, helped massively by the amount of glazing, the dual aspect windows and the multiple doors opening straight onto the gardens and terraces. The whole house feels connected to the outside, and everywhere you turn your eye is drawn towards greenery, mature trees and open countryside beyond.
The positioning of the house works brilliantly too. Although you’re within the village, the outlook feels wonderfully open and countryside focused, giving the property a peaceful feel that’s hard to expect so close to Stamford. Sitting out in the garden, you’d easily forget how connected and convenient the location actually is.
The current owners have completely renovated the property themselves and it really shows. The finish feels clean, modern and high-end without ever feeling cold or overdone. It’s stylish, but still very comfortable and easy to live in.
The kitchen is undoubtedly the heart of the house. It’s a beautifully designed space with a substantial island, sleek cabinetry, integrated appliances and plenty of room to properly entertain. This isn’t one of those kitchens that simply looks impressive in photos. It genuinely works as a social space, particularly with the doors opening directly onto the terrace and gardens during the warmer months.
The open-plan layout flows effortlessly, but the house still manages to retain cosy, quieter spaces too. The sitting room is a lovely example of this, centred around the wood-burning stove with dual aspect windows and doors opening onto the garden, allowing the room to feel bright throughout the day while still feeling warm and inviting in the evening.
Upstairs, the principal bedroom is a real standout. The dual aspect windows flood the room with natural light and frame the surrounding greenery beautifully, while the en suite bathroom with freestanding roll-top bath and large walk-in shower gives the space a boutique hotel feel.
The remaining bedrooms are all generous doubles, each beautifully presented and filled with light, while even the landing feels spacious and airy thanks to the large windows and open proportions throughout the house.
Outside, the wraparound gardens perfectly suit the style of the house, combining generous terraces, open lawned areas and seating spaces designed to make the most of the sun throughout the day. The rear patio in particular feels private and peaceful, with planted borders adding softness and colour against the clean contemporary lines of the property. From above, you really appreciate how well the house sits within the plot and how open the surrounding outlook feels.
With over 2,100 sq ft of living accommodation (2,322 sq ft including garage), Hillfoot is a substantial home, but what impressed us most is how effortlessly liveable it feels. The renovation has been done incredibly well, giving the house a clean contemporary feel whilst still feeling warm, calm and inviting.
This is the sort of property where buyers will walk through the door and immediately know whether it’s for them. If you love light-filled spaces, modern styling, countryside views and a home that feels equally suited to entertaining or simply enjoying some peace and quiet, Hillfoot is going to be incredibly difficult to beat.
Location
Hillfoot sits on the edge of Ryhall, one of the most sought-after villages surrounding Stamford, and it’s easy to understand why people love living here. You have beautiful countryside surroundings, a strong village community and excellent amenities, all whilst being only a few minutes from Stamford itself.
The village offers an award-winning shop and post office, library, playing fields, outdoor gym, park and excellent walking routes directly from the doorstep. There are also two popular pubs, The Green Dragon and The Millstone, while nearby Belmesthorpe is home to The Blue Bell, another local favourite. The Green Dragon in particular is extremely popular thanks to its garden, food and relaxed atmosphere, alongside its daytime garden café.
Tolthorpe Hall open-air theatre also sits just outside the village and hosts an impressive range of performances throughout the summer through the Stamford Shakespeare Company.
For families, there’s a highly regarded primary school within the village, while nearby secondary schooling options include Casterton College Rutland, Stamford Endowed Schools, Bourne Grammar School, Welland Academy and Stamford College.
The location works particularly well for commuters too. The A1 is approximately 5 to 10 minutes away by car, Stamford train station provides wider rail connections and Peterborough station can have you into London Kings Cross in as little as 50 minutes.
What makes Ryhall so special is the balance it offers. It feels peaceful and surrounded by countryside, yet you’re never far from anything you need. With Stamford only a short drive or walk away, you get all the benefits of town life whilst still coming home to somewhere that feels calm, spacious and connected to nature.
