Description

A handsome period home with beautifully balanced accommodation, refined interiors and exceptional versatility in the heart of sought-after Old Western Park.

Situated on the highly regarded Sunnycroft Road, this impressive mid-terraced villa-style residence offers an appealing blend of period character and contemporary comfort, providing approximately 1,464 sq ft of thoughtfully arranged accommodation over three levels.

From the outset, the property delivers a wonderful sense of character, with original period features complemented by tasteful decoration and a carefully considered modern finish. The ground floor provides two elegant reception rooms, offering excellent flexibility for both formal entertaining and relaxed family living. The principal reception space is complemented by a second reception room, creating the kind of adaptable arrangement that is increasingly sought after by modern buyers.

At the heart of the home is the recently refitted breakfast kitchen, providing a stylish and practical setting for everyday life. Designed with both functionality and sociability in mind and having a selection of quality fitted appliances, an array of storage space and worktop space along with French doors opening out to the garden, this is a space equally suited to relaxed breakfasts, family meals and entertaining guests.

The upper floors continue to impress, with three generous and well-proportioned bedrooms providing comfortable private accommodation. The recently refitted bathroom adds a contemporary touch, whilst the useful loft area, complete with its own shower room, introduces a further dimension of flexibility. This additional space could lend itself beautifully to a home office, occasional guest accommodation, hobby room or private retreat, subject of course to the buyer's intended use and any necessary consents.

Externally, the property benefits from a charming and low maintenance rear garden with various patio and gravelled areas along with mature shrub borders, providing a pleasant private setting and a natural extension to the living accommodation during the warmer months.

The overall impression is of a characterful and immaculately presented home that has been thoughtfully updated without losing the qualities that make period properties so appealing. Its generous proportions, versatile accommodation and combination of traditional charm with modern improvements make it an especially attractive proposition for families, professionals and buyers looking for a home with genuine character.

Sunnycroft Road is ideally positioned within the popular Old Western Park area, offering convenient access to Leicester and the surrounding districts, while retaining the established residential character for which this part of the city is highly regarded.

We asked the current owners what they love about living on Sunnycroft Road, and their answer says it all!

”This isn’t just a period house. This is ‘original Western Park’; one of the houses that was here right at the beginning, before most of the area people now think of as classic Western Park had even been built. These were the houses that started it all, the blueprint for what followed. So whoever buys this house is not buying just an Edwardian home; they’re buying a slice of the area’s history. In more than a century, only two families have lived here. Two! That is provenance. People come here and they put down roots. I think that says more than we ever could.
I grew up on the street moving here when I was 8 years old. I chose to come back and bought my first house on the street and even persuaded my husband to move here from Italy! We have raised our family here and we will be genuinely sad to leave. The street is friendly and welcoming, there is a beautiful park practically on our doorstep and you couldn’t be in a better position for the two excellent, sought after primary schools. It’s been a wonderful place to grow up and bring up a family.”

Early viewing is strongly recommended to appreciate the scale, character and versatility of this exceptional period home.
