Description

A chain-free, luxury new build one-bedroom flat with a large balcony, a stunning finish, a share of freehold with a 998-year lease and very low service charges. Located in a secure modern block, within very easy reach of Crystal Palace Triangle.

Located on the ground floor, this beautiful flat has been very well designed and finished to an exceptionally high standard. The space is really well distributed, making it ideal for someone who just wants to move straight in.

The reception room is a good size (bear in mind our client has a HUGE sofa 🙈) and offers a defined dining space alongside a lounge space. It’s a great space for entertaining; with the open-plan layout, you can keep up with the conversation when having guests over whilst cooking. The herringbone floor runs throughout the reception, kitchen and hall, which is a classy touch and the nickel radiators and black door and light fittings finish of the space nicely.

Like the rest of the flat, the kitchen is of incredible quality. It’s practical as well as attractive; the duck egg colour scheme complements the beautiful herringbone floor well, and all the appliances are integrated, including a dishwasher, fridge freezer, washing machine, electric oven, and induction hob. The worktops are high-quality quartz, and the grooved channels leading to the butler sink and the partially tiled splashbacks are nice touches that demonstrate the quality of this interior.

The bedroom has masses of integrated wardrobe space and feels snug with carpet underfoot; it’s got the same nickel radiator as is found in the reception room and classy light fittings, which rather thoughtfully have their switches on either side of the bed. Opposite the bedroom is the bathroom, which is colourful and energetic; the rain shower over a full-sized bath gives you the best of both worlds. We particularly love the contrasting tiled patterns around the bath and also the floor tiles, which are a welcome departure from the usual tiles we see.

Off the reception is a large balcony; it’s quite sheltered, so it can be used for more of the year than if it were open, it certainly feels private too and is screened from any passers-by on the road by the development’s high front wall. It’s a fab place to grab a book, a glass of wine, or your morning coffee! You can also definitely BBQ for a few mates out there or if you’re the solitary type a hammock would fit well too!

The flat has…

…a share of freehold with 998 years on its lease

…a service charge of £500 PA

…no ground rent

…a council tax banding of B, in the borough of Croydon, which is £1277.34 PA

Location-wise, the flat is 0.3 mi away (or a 7 min walk according to Google Maps) from the Triangle, where you are spoilt for choice with restaurants, pubs, brilliant eateries, vintage cloth & furniture shops, art galleries, and even an Everyman Cinema. There’s also a yoga school and a variety of coffee shops, from the indie artisanal variety to the bigger chains; one of our faves is “Four Boroughs”. Their Falafel and Kimchi wraps and Cinnamon Swirls are as good as their coffee!

There is a reasonable-sized Sainsbury’s and the fabulous Crystal Palace Food Market on Haynes Lane for the practical stuff and bigger shops. The latter operates every Saturday and offers the best from small, sustainable farmers and local food producers. Think of it as a local Borough Market with a distinct Crystal Palace vibe!

The Park & Crystal Palace Station are 0.8 mi from the park (or a 17 min walk according to Google maps) Crystal Palace Station gives direct access to London Bridge as well as Victoria. The park offers endless opportunities for outdoor activities, from jogging and cycling to picnics and nature walks. The famous Crystal Palace sports centre and swimming pool are also located nearby, as is Brown & Green café, which has the most amazing breakfasts, coffee, pastries, etc!), also worth mentioning are the annual music festivals held at the park, catering for all music tastes.
