Presented in turnkey condition, it offers high-quality finishes, excellent versatility, and a fully self-contained two-bedroom lodge annexe – perfect for multi-generational living, home working, or hosting guests.
Located in a semi-rural setting with excellent access to local amenities, this property enjoys a peaceful yet well-connected position. The home combines tasteful décor with quality fittings throughout, including oak internal doors, oak flooring, and contemporary kitchen and bathroom suites. The property is sold with a certificate of completion for reinstatement of Airey type property using PRC Homes Ltd. Licenced Repair System from Alan Cairns Associated LTD.
A composite front door opens into a light-filled porch leading to the welcoming entrance hall, complete with oak flooring and understairs storage. A downstairs WC features a stylish pebble basin set within a vanity unit.
The kitchen is fitted with cream shaker-style units, solid beech wood worktops, a white ceramic sink with drainer, and a range-style Belling electric oven with extractor over. Integrated appliances include a dishwasher, with space for an American style fridge-freezer. The kitchen flows seamlessly into the impressive dining room extension, boasting 6-metre wide bi-folding doors opening to the beautiful south-facing rear garden. Finished with oak flooring and classic feature wallpaper, this space is designed perfectly for socialising and family gatherings.
From the dining area, glazed double doors open into the lounge which enjoys views of the garden. The lounge is a cosy space, and boasts a multi-fuel stove sat upon a tiled hearth, and neutral carpeting with a feature wallpaper adorning the chimney breast.
A separate utility room provides practical workspace, including base and wall units, a stainless steel sink and drainer, generous utility cupboards, and space for both a washing machine and tumble dryer. An internal door connects to the double garage, offering electric roller doors, excellent storage and which houses the Worcester oil-fired boiler.
An oak banister with chrome balustrade leads up to a spacious landing with a window to the front and hatch to loft.
The first-floor accommodated has been carefully reconfigured by the present owner.
The principal suite features a walk-through dressing area with fitted wardrobes, opening to a large, dual-aspect bedroom with en suite shower room comprising low level WC, pedestal sink, and large walk-in shower. The principal bedroom has fitted wardrobes, drawers and dressing table.
Bedroom two is a generous double overlooking the rear garden, finished with cream carpets and a stylish feature wall.
Bedroom three is also a good sized double, offering fitted wardrobes and views over the garden.
The family bathroom includes a deep freestanding bath with handheld shower, pedestal sink, low-level WC, and generous linen cupboard, all finished with a wood-effect laminate floor and frosted window to the front.
A wrought iron gate to the side of the property leads to a concealed recycling area and the property’s oil tank. The rear garden is a true highlight – south-facing, private, and thoughtfully designed with lawn, patio areas, decking, greenhouse, timber shed, and mature hedging.
A shale path leads to a self-contained timber lodge at the end of the garden, offering additional space and flexibility.

Vendor View
This has been our much-loved family home for over 50 years. After moving back to the property, we undertook a full renovation and built the two bedroom lodge for my father. It was incredibly special to be able to have him so close whilst providing his care.
The south-facing garden has been a real joy – on sunny days we’ve opened up the bi-fold doors and let the house flow seamlessly into the garden, creating the perfect space for entertaining. We’ve hosted many memorable gatherings with friends and family here over the years.
Living in the heart of the village has been a wonderful experience. There’s a genuine sense of community – we’ve made many new friends and enjoyed local activities such as yoga classes and events organised by the Bolton Percy community.
We’ll be very sad to leave the village and the lovely people we’ve come to know, but the time has come for us to downsize. We hope the next owners will be as happy here as we have been
