August is a big one for lettings. The headline change gives the lettings application journey a new-look flow you can shape around the way your agency actually works, and around it sits one of the largest rounds of refinements we've shipped: more than 60 updates across the platform this month, over 40 of them in lettings alone, spanning tenancies, compliance, rent arrears, keys and maintenance.

There's plenty beyond lettings too, from viewing feedback that finally reaches owners to smarter handling of development properties and more flexible customer notifications. None of it is change for the sake of it, each one takes friction out of the moments that matter. Here's everything that's new in Street.co.uk.

Lettings applications

Build your lettings onboarding flow around your process. The lettings onboarding journey now runs on the same workflow engine as sales onboarding, offers and progression, with an accordion-style checklist and a progress sidebar. Reorder the steps, add your own, and give each one its own notes, checklist and required documents. Make the important steps mandatory and an application can't be finalised until they're done, so nothing slips through with something outstanding.

Viewings & feedback

Owners now see every piece of feedback. We've reworked the viewing feedback flow so the feedback you collect reliably reaches owners, whether it's sent by email or logged straight into the app. Share it in a single step, use Street AI to polish rough notes before they go, and clear a backlog of unshared feedback in bulk. Owners can also see when you're actively chasing an applicant for feedback, rather than being left in the dark.

  • Feedback card split into Agent and Applicant sections, each with a Shared / Not shared status
  • A single "Send feedback to owner" toggle that handles the email and app visibility together
  • Shared-status column on the feedback table, plus a one-click "Share Feedback with Owner" on the property page

  • AI-powered polish to tidy up rough notes before they're shared
  • Owners are notified, and can see chase progress in their app, when you chase an applicant

Lettings

The bulk of this month's work landed across the day-to-day of running a lettings book, more than 40 improvements in this cycle alone. Here it is, grouped by area, with the full list under each so you can see just how much has shipped.

Applicants and viewings. Reaching applicants in bulk and keeping the property list clean got a lot quicker.

  • Bulk email and SMS straight from the applicants table
  • One-click "Property No Longer Available" message to everyone who registered interest
  • Full postcode now included in viewing confirmation texts
  • Vacant/tenanted filter and column added to the lettings property list
  • Occupancy status and days void (how long a property's been empty) added to the property list and export

Keys and inspections. Know where every set of keys is, and take the chasing out of inspections.

  • A live view of who currently holds each set of keys, with a bulk chase email
  • Key availability shown when booking a property inspection
  • Notes field and editable dates added to keys
  • A "Resend Inspection Report" button
  • Inspection reminder notifications for owners
  • A prompt when a tenant's email is missing at inspection booking, with the option to send by post

Rent arrears. Chase tenants and update landlords in bulk, with the full picture on one screen.

  • More reliable arrears reporting runs

Ending tenancies (England, Wales and Scotland). A faster flow where it's needed, and a batch of notice and form fixes behind it.

  • Section 11 notice fixes, including Ground 8 handling, a tidied Send Email button, and the right person shown as "notified by"
  • Form 3A/4A improvements: extra signable continuation pages, clearer form-number placement, a guidance banner, and a fill-and-generate window that no longer closes if you click outside it
  • Deposit-scheme registration due dates now calculated from the date funds were received
  • The Tenancy Notice document template now builds reliably in the template creator

Utilities. Capture meter details once and reuse them everywhere.

  • A new Utilities section records each meter's location and reference
  • A photo can be attached to each meter
  • Meter details flow into correspondence, documents and contractor job and works orders

Property and applications. Smoother listing and application admin, with the numbers where you need them.

  • A deposit calculator on the lettings listing form, with the deposit shown next to rent on the property page
  • Applications table sortable by holding deposit and referencing status
  • Application correspondence and activity now shown in the tenancy activity feed
  • Middle-name field added to contact records

Compliance & safety

Safety certificates, refined. Certificate validity now applies consistently everywhere, including within lettings applications, and where a property holds two certificates of the same type each is assessed independently. The list is easier to sort and manage, "Air Source Heat Pump Servicing" joins the certificate types, and marking a certificate as "not renewing" is now permission-controlled with its own report.

New dashboard widgets. New widgets bring the things that need attention to the front, from property withdrawals and upcoming and expired Right to Rent to rent arrears, expiring certificates and upcoming move-ins.

Maintenance

More control over jobs. A new permission controls who can approve maintenance quotes, cancelled maintenance jobs can be reopened, and wider file types, including Word, Excel and CSV, can be attached to outgoing emails.

Sales

Customise development units without losing their style. On new-build developments you can tailor an individual unit without losing track of which style it belongs to. It keeps its original style name and stays filterable, and if you edit the style itself a warning shows exactly which units would be affected first, so large sites stay organised.

Group & network

Search across your group and jump straight into any network. For agencies that run more than one network, global search now finds any network in the group by name and logs you straight into it with full permissions, ideal for compliance and admin teams checking in on a network quickly.

Notifications

Add a second button to your notifications. Customised customer notifications can now include more than one call-to-action, each with its own label and link, so a single message can point people to more than one place instead of forcing a choice.

Integrations
