Chris Davies Estate Agents is one of the Vale of Glamorgan's most established independent agencies. We sat down with Managing Director Andrew Fenton to hear how switching to Street.co.uk cut roughly two hours from every property onboarding.

The Challenge

Chris Davies had spent over a decade on their previous CRM. It worked well enough, until the provider announced a 21% price increase overnight. The hike was driven by the provider phasing out the legacy product in favour of a newer platform, but a demo of that replacement left Andrew looking elsewhere.

Beyond the CRM question, the bigger issue was operational.

Admin had become an absolute nightmare.

The traditional onboarding process for a property involved a valuation visit, a return trip to photograph and measure, then hours back at the office typing up dictaphone recordings and uploading photos. For a typical four-bedroom detached house, that added up to around 3.5 hours of work before a listing went anywhere near the market.

For an agency that prides itself on being a community presence, that admin burden meant less time doing what mattered most: talking to people and winning instructions.

The Solution

Andrew first encountered Street.co.uk at EA Masters in London, where the company had been exhibiting for several years. After a couple of strong introductions, he made the switch in July 2023.

The biggest day-to-day change came from the mobile app. Where the old process relied on dictaphones and return trips to the office, Street.co.uk's agent app lets the team capture everything on site.

The voice recognition tool has been particularly valuable.

You can literally talk into it and it types for you. That's an absolute lifesaver in terms of time.

A quick edit back at the office and the listing is ready to send to the seller for approval.

The seller-facing app has added another layer of efficiency. Rather than back-and-forth phone calls to proof brochure details, sellers review and amend listings directly through the app.

The app tracks the changes. When the sellers make changes, it highlights their requests, then we just tweak it and off it goes again.

Andrew also values the AI photo editor, particularly the blue sky replacement feature. In a part of Wales where grey skies are more common than blue ones, the tool has proven its worth.

That side of things has been an absolute godsend. We've managed to enhance it and it looks far better.

The Results

The numbers tell a clear story. Where initial onboarding previously consumed half a day's work, it now takes around 90 minutes.

You're saving approximately two hours per property. We have just completed onboarding a half-million-pound bungalow in just 30 minutes, with the listing virtually ready to go live before we left the property.

Those reclaimed hours have a direct commercial impact.

Those two hours can be used for revenue growth, new valuations, all that sort of stuff.

Andrew also acknowledges that the efficiency gains have eased headcount pressure on the business. People remain at the heart of the operation, but the technology has bought the team room to grow.

We won't need additional hires for a while because we've got Street.

Support has been another standout. Coming from a platform where support was lacking, Andrew has found Street.co.uk's approach refreshing.

Support is always there. The live chat option on the site is really good. And if you need to talk to someone, then you can talk to someone.

He is equally positive about the company's willingness to listen to feedback, noting that Street.co.uk is continually evolving to make the product better.

Looking Forward

With the market building momentum and the sales operation running efficiently on Street.co.uk, Andrew has his eye on bringing the lettings side of the business onto the platform too.

Consolidating both sides of the business into one CRM would be the natural next step for an agency that has already seen what automation and the right technology can do for its daily operations.
