Gary Simpson launched Bayzos Estate Agents in 2019 with a clear vision: build an agency that can scale on great systems and software. He studied relationship marketing, served in the army, and came into estate agency with no industry background, which turned out to be an advantage. He wasn't weighed down by the way things had always been done.
On their previous CRM, Gary worked closely with a developer, sharing ideas and trying to build custom workflows. But progress was slow. The process was to bolt features onto a platform that wasn't built for them.
The tipping point was the Street.co.uk feature release update email. Gary had been receiving them for a while and one caught his eye: the online valuation booking tool and the auto-enhance photography integration. On closer inspection, he could see his feature wishlist already existed and was already in action.
“A lot of the things we were trying to build were there in Street.co.uk. When I saw how far it had come, I knew straight away it would put us ahead of our time frames.
Before Street.co.uk, Bayzos used a third-party booking tool for online valuations. It wasn't connected to the CRM, so double-bookings were common and scaling was impossible. The moment they switched to Street's integrated online valuation booking system, the problem disappeared.
“We get around 70% of our valuations every month booked through the online booking link. I actually take it for granted now because it's so efficient.
The link sits on every piece of marketing material Bayzos produces. Because it's connected to Street, every booking flows straight into the CRM with no re-keying and no missed leads.
The bigger transformation came from Street's open API. Before, the instruction-to-listing process looked like this: send a proposal, chase the homeowner for a response, book a photographer over the phone, email a PDF property questionnaire, wait for it to come back, manually write the listing, upload it to Rightmove. Five hours of agent time per property, plus the 'phone tennis' that made vendors think the agency was bad at communicating.
Now the workflow runs without a human touching it. The valuer sends a proposal through the Street App and the homeowner clicks to instruct. Sixty seconds later, they receive a link to book a photographer. The vendor then receives the property questionnaire to complete. When they press submit, the property listing builds itself automatically with key features and details, and schedules to go live on Rightmove.
“From the minute we send a proposal, the property goes live with no human having to get involved. It's hard to believe until you see it.
Out on viewings, the Street Agent app puts every detail of a property at the agent's fingertips. Mid-viewing, if a buyer mentions they have a property to sell, the agent taps a button and books them a valuation on the spot.
“There are so many people doing viewings out there that don't even know the age of the boiler. When our team is proactively going through all the information, that's how you stand out.
Since adopting Street.co.uk, Bayzos reports a 23% uplift in valuations. Gary attributes that to the cumulative effect of every feature working together: online booking, email funnels, WhatsApp follow-ups, and mortgage referrals all feeding the same pipeline rather than operating as disconnected tools.
Last month alone, the agency put 73 instructions live through the automated workflow, each one following the same process. That's over 350 hours of agent time that would have been spent on manual listing work under the old system.
Using Street CRM data, Bayzos now actively targets three categories: lost valuations, cancelled valuations, and withdrawn properties. A dedicated central team monitors these records and follows them up with value. When a property hits week six with another agent, the central team picks up the phone to discuss options. In just one week, three properties came back to Bayzos through that process.
“Until that property has completed and it's gone, you have not lost it. That's what the funnels allow us to do.
Everything Bayzos has built with Street.co.uk points in one direction: national expansion. Gary is in the process of acquiring additional sales branches, and Street.co.uk is the engine that makes it viable.
“The whole reason we've done all of this is to scale. Without Street, there would be no desire. It's easy to scale with poor service. We always wanted to do this while keeping a reputation. Street allows us to scale and learn and continue to keep the five-star service.
When asked what Street.co.uk means to the business commercially, Gary doesn't hesitate.
“If we lost Street tomorrow, I'd be throwing in the towel. Everything we've built would become manual.
