Flexible Fees, a whole portfolio chased in one action, and a lettings toolkit that keeps getting sharper.

July's headline is Flexible Fees, which turns the fee conversation from a single number into a menu you set, so you sign more instructions without giving away margin. Around it, bulk owner reminders let you chase every outstanding certificate across a portfolio from one screen, your notes connect to the rest of the platform, and two back-to-back quick-wins pushes have sharpened the day-to-day across lettings.

None of it is change for the sake of it. Each one takes friction out of the moments that matter, whether that's winning the instruction on your terms, chasing landlords property-by-property, or digging for a record you just mentioned. Here's everything that's new in Street.co.uk.

Sign more instructions on fees you set. Fee resistance is where a lot of instructions get lost. A single number invites pushback, and pushback ends one of two ways: you hold the line and risk losing the listing, or drop your fee and lose the margin. Flexible Fees turns it into a menu.

You set the top and bottom rates, and every option the vendor picks earns you the same or more than your normal fee. Present that menu at the valuation and the conversation turns positive, your headline rate stays intact, and the instruction doesn't walk to the agent down the road.

Make your normal fee your bottom rate and you earn the same or more per deal, with part of it paid upfront at instruction. And because a vendor with money on the table is committed, they price realistically and you see fewer withdrawals down the line. It's built straight into the instruction flow in Street.co.uk.

Keep your portfolio compliant from one screen. From the Property Compliance page, select the certificates that are due and email every affected landlord in one action. Street.co.uk deduplicates recipients, so an owner with several properties gets one clear summary of everything to renew rather than a stream of separate emails, and every reminder is tracked.

Sharper certificate checks. A property with more than one certificate of the same type, say two smoke alarm certificates, now flags the one that needs attention first. We've also added Sprinkler System and PIV Servicing as certificate types, plus a dashboard widget that surfaces certificates nearing expiry.

Tag people and properties inside notes. Type @ while writing a note to tag any colleague, contact or property. Each tag becomes a live link, so the connections you note down are one click away and anyone picking up the record can act on them straight away.

See who changed an event, and when. User events now show who created or updated them and when, with an Activity page that breaks down every change, so a moved appointment is never a mystery and the whole team works from the same picture.

Book viewings without chasing for feedback. Tick "no feedback required" when you book a viewing and Street.co.uk still sends the confirmations, it just skips the automatic feedback chase. Ideal for the second viewings and buyer viewings where feedback isn't the point.

Lettings saw two quick-wins pushes land back to back this month. The highlights:

Applications and offers. Change the agreed move-in date after an offer's been accepted without rebuilding the application, undo a cancelled application if plans change, and let upcoming viewings auto-cancel when a property goes let-agreed. The Lets Agreed report adds an "Accepted by" filter and a "Landlord to Fix" filter.

Property and tenancy records. The lettings property page now has a Landlord column you can search by, plus a tenancy-ending indicator so you can see at a glance which tenancies are coming to an end. On the tenancy itself, you can build custom checklists to track what needs doing, and copy an owner, tenant or applicant's email address in one click.

Contractors, inspections and arrears. Send open jobs to a contractor straight from the Contractors page, now showing each contractor's open job count, with new trades to choose from. A new dashboard widget surfaces inspections that need booking, and an over-30-day filter helps you focus rent arrears where it matters most.

Lettings Pipeline Overview Report. A new forward-looking report showing every in-flight application from accepted offer through to move-in, so you can see what's coming and what needs a nudge. There's also a network setting to default the valuation type to Lettings.

A new Tenancy Ending behaviour setting and "Notice Passed" state now surface across the Ending Tenancies page and Task Management, with a seven-day heads-up to the property assignee before a tenancy ends, and a round of Form 3A and Form 4A improvements. Document templates gain a company registration number merge field, and the Rent Review email adds a CC option.

Change 'Referred By' on referrals. Branch and Company Admins can reassign a referral to the right agent straight from the Referrals page, so a case logged against the wrong name, and its commission, can be put right.

Lanten. An AI email co-pilot that brings your Street.co.uk data into Outlook, surfacing contact context and drafting replies your team approves in one click, so the CRM stays the single source of truth without anyone leaving the inbox.

PropServ. AI maintenance triage with 24/7 tenant call handling, logging and routing repair issues automatically, without tying up your team.

Taken together, July's release is about turning the platform into something more connected and less manual: chase a whole portfolio from one screen, link your notes to your records, and lean on a sharper set of lettings tools for the day-to-day.
